The Westerner for April 25, 2016
April 25, Meeting Notes

Meeting: Chair, Fred Kraft; Music, Jerome Martin; Grace, Larry Bortles; attendance 31 including 3 guests .

Rotary Business:

Belize District Conference: 5 Rotarians attended the District conference in Belize to assist the host club wherever they could.  The event was a real eye opener to all that attended as to how Rotary works in Central America.  The trip also allowed our members to check up on and plan for our upcoming literacy projects in the country.  Past President Ingrid made several strong connections with the schools and has begun discussion about some future assistance projects in that area.  Local Belizean Rotarians and businesses were also very generous in giving donations to our upcoming silent auction fundraiser.  Sounds like it was a wonderful trip.

Belize Fundraiser update: Duane Evans reported that we have now received around 100 items for the silent auction and these will be packaged into a workable amount of high quality packages for the auction.  Thanks to everyone who donated items and wine for this event.  Ticket sales are going well, but if you would like tickets for yourself or friends and colleagues, please contact Duane Evans or David Gibbens to purchase them.

Interact Fundraiser Banquet: Our Interact club has organized a banquet and silent auction as a club fundraiser.  It is planned for April 29th at the Derrick club. The event is now sold out, so thank you to all who have purchased tickets or assisted in other ways.

Rotary International President visit:  Edmonton West was integral in arranging visits to several of our Rotary projects by RI President Ravi Rahindran during his visit to Edmonton.  Stops were made at Fort Edmonton Park, where he saw the future location of our major development, as well as a concert by YONA-Systema in the historic Capitol Theatre.  There was also a visit to Ronald McDonald House where he assisted in cooking a meal and then a visit to Brightview School that has a Rotary assisted school nutrition program.  Finally, there was a visit to the Grandview health centre where Ravi was shown the friendship room and the concert hall where he and guests were treated to a short concert by pianist Jerome Martin.  Overall, we think it was a very impressive showing of many great projects that our club is integral in delivering.

Rotary Youth Summit:  RI President Rahindran participated in the local Youth Summit the next day.  This was a very successful event with over 220 participants including our own MacEwen Rotaract club members and Ingrid and Leslie attending from our club.  It is very refreshing to see so many young and passionate people attending this type of event.

395 Cadet Squadron:  The 395 Edmonton (Griffon) Squadron held their 14th Annual Griffon Coin Parade on April 19th.  This very impressive event was attended by club members Fred Kraft, Al Holmes, Bill Buckham and Bob Gollan.  Everyone agreed that this was a very impressive show and that we are proud to be involved with such an impressive group of young people.  Bob reviewed the cadets in his full red serge which also is impressive to both our club and the cadets.  Bill Buckham was also awarded an honorary rank of Corporal in the squadron for his many years of work with the squadron.  Congratulations Corporal Buckham!

Capital City Clean Up: This is a reminder to all who signed up to volunteer on Sunday May 1, 2016 from 10 am until noon for the River Valley Clean Up kickoff event at Victoria Park. Registration starts at 9:30 am. Clean-up supplies will be provided. Please bring gloves, wear sturdy shoes and dress for the weather.

Fine Master: Fine Master Joe Lizotte informed everyone that it was "Magazine" month in the Rotary Calendar and then challenged people to trivia that was found in the April edition of the Rotarian.

50/50: Doug and Bill had their numbers drawn and also pulled a pair of Jacks from the deck of cards to share winnings of $433 in the 50/50 draw.  Congratulations.  We will start with a new pool and a fresh deck at next weeks meeting.

The Edmonton Real Estate Board - James Mabey

Rob Dunseith Introduced James to the club.

Originally from Edmonton, James Mabey graduated with great distinction from the Faculty of Management at McGill University.  James became licensed as a Realtor in October 2005. He and his mother Louise worked together as Associates until May 2006 when they purchased the office they were then working with.  In the fall of 2007 James was licensed as a Broker and took over the responsibilities of managing his office. In 2012 James and Louise merged their office with the existing Realty Executives Masters to become a stronger player in the St.Albert marketplace. James manages the new office and spends time working in the areas of staffing, technology, marketing, Realtor services, and continues to help his own buyers and sellers with their real estate needs. In 2009 Avenue Magazine awarded him as one of Edmonton’s Top 40 Under 40 and in 2014 he was awarded the first ever Broker Leadership Award by the Realtors Association of Edmonton.  James' father was a member of the Rotary Club of Edmonton West.

James first explained what a realtor is and showed an example of one of the realtor TV ads that have been running for the last couple of years.

James then went on to give an overview of the housing market in the Greater Edmonton Area.  Even though the media talks about a downturn in the market, housing prices in Edmonton have remained very stable over the past year.  Statistics vary depending on the type of housing and the area of the city, but overall housing prices are down less than 5% from last year.

“When looking at housing prices, we have to take into account a number of factors,” Mabey said. “Last month, we saw sales of two homes in Edmonton that were priced at more than $3 million dollars. This is the first time that properties at that price point have sold in 2016, and those two sales affected the average price by several thousands of dollars. So it is important that we also look at the median prices as well, to gain a clear picture of the market.” James also spoke to when is a good time to buy and sell houses in general.

Mr. Mabey was thanked for his presentation on behalf of the club by Mike Ryan.
